When looking at condo complexes, the condition of the common areas are often an indication of how well managed the building is.

Small details like having a clean and updated common area with updates can often set the tone for what the rest of the building is like, and we're happy to share that this building's common spaces are clean, and have been refreshed and renovated over the years. It's clear that the property management takes good care of this space, which offers controlled entry and easy access to the elevators leading up to your condo!


A Fully Refreshed Kitchen!



The kitchen in this unit has been recently refreshed to bring a higher-end touch to this Cambridge condo.

There's lots of nice features here, including quality countertops with a rounded edge profile, a basically brand new sink, a beautiful backsplash that goes throughout the kitchen, and some new, high-end cabinetry with undermount lighting. The kitchen gives way to the unit's eat-in kitchen, which offers large windows and a beautiful south-facing view (perfect for the winter).


You're very close to the 401 - in fact you can see the traffic buzzing by through the large windows, but the good news is that you can't hear a thing! That means the builders put great sound insulation into this building when they originally built it.




A Bright Building with Tons of Natural Light!


One of the things we noticed about this condo immediately was just how bright it is!

That's no surprise, considering how many windows this unit has, including a huge window in the eat-in kitchen and glass sliding doors that lead out to a covered patio. It's a great space to relax and enjoy the summer weather, rain or shine. The unit has a really nice view of the tree tops, and a surprisingly large patio that offers some flexibility in how you set it up.




Lots of Services Included in the Condo Fees!


Condo fees are often a strong consideration for clients of ours when looking at condos, but it's important to take note of what is actually included before determining your opinion on the price.

As of the time of writing, the condo fees for this unit are $491/month, but that fee includes a whole lot of benefits that make this unit actually quite affordable to live in. It includes things like heating/cooling (including maintenance), water, snow removal, garbage removal, building maintenance and building insurance, all of the amenities, and more! That means the only utility bill you have (besides internet/phone) is hydro, making this quite an affordable place to live!




What you Need to Know!


The heating/cooling system in this unit is managed by the property management company and is included in your condo fees. It doesn't take much to heat the condo during the winter, but if the main system isn't doing it for you, there is is a baseboard heater by the sliding doors for additional heating. However, we don't think you're going to need to use it much as this condo is quite efficient to heat and cool.

Another great benefit of this property (which is included in the condo fees) is one titled parking spot that included with this unit. This building also offers tons of visitor parking for when you have guests over. As of the time of writing, there are also three additional parking spots available, so if you have a second vehicle, just contact the property managers to arrange securing one of those spots for your second vehicle.


There is a surprising amount of storage built into the unit itself, including a really nice-sized pantry right off the kitchen with lots of shelving, and a deep freezer (which can come with the unit). There's also a coat closet, a linen closet, and a stackable washer/dryer that comes with the unit, offering a nice level of convenience.


Lots of Great Building Amenities


This building was originally built around 1990, and converted to condos around 2000. One of the things that makes it so special is the location - just steps from 401 access and minutes from all of Waterloo Region's best shopping amenities. This is a really sought-after spot, and we suspect it will drive a lot of interest for anyone who needs highway access to get around Waterloo Region and Southwestern Ontario with ease.



One neat thing this unit has is bike storage on the complex grounds! If you want to gain access, all you have to do is head over to the property manager and for $5, you can get a key to store your bikes. This is such a neat feature, as space to store your bikes in the condo is a bit more limited, so this storage solution is a great alternative!


As part of the amenities of the building you do have access to a community/party room that can be rented out for various functions. There's more than enough space to host extended family here for birthday parties, and it also features another connected room with dart boards and space for additional activities. All of these great benefits here are included in your condo fees, so just book the space and make entertaining a breeze!


There are still additional features and amenities found outside of the building. There's a great outdoor space with lots of picnic tables and a barbeque as well. Also located in the area is one of our favourite things here - an outdoor pool! All of the maintenance and use of this pool is covered by condo fees, meaning all condo unit owners can use the pool at their leisure. What a great way to spend a warm summer day!
